Home Staging San Digo market continues to set record highs. Despite buyers' willingness to trade space for a lower mortgage payment, they're unwilling to compromise on functionality. I've compiled a list of ways that you can maximize your intimate space with little effort and without compromising on comfort.

 

1. Identify the function(s)

 

A good designer will start by asking two questions to their clients: “What will you use the space for?””for?””for?”” and “How will it feel?”.””feel?”.””feel?”.”” Your answers will determine what kind of division you need and how it will be accomplished. During the recent staging of a 900 square foot apartment in downtown San Diego,  staging companies San Diego  wanted the open concept living, dining, and kitchen areas to flow into one another seamlessly. For small spaces, the furniture must be sized appropriately, meaning smaller pieces must not necessarily be tiny or very large, yet not either too large nor too small.

 

For instance, placing a loveseat in a small media room will enlarge the appearance of the space. Under the kitchen island we staged a four-seater dining table and barstools, as well as an ottoman and accent chair. We transformed this modest space into a sophisticated and functional one by showing seating for four to eight people without making anything feel cramped. The concept ended up being, “how do you want your space to feel?””feel?””feel?”” The answer was, "modern." To complement this concept, we painted the large pieces a neutral color, and used artwork to add pops of color.

 

2. Lines of sight

 

In sight lines, the eye travels along the visual path toward a focal point. As we were in downtown, we didn't want to miss seeing the skyline! As the eye can easily see over the glass table tops and neutral rug to the end of the room, there is an illusion of continuity. A funky wooden dining chair helps add architectural interest to the space and help prevent the space from feeling cold (too much white and metal textures can do that!)

3. Dissemination

 

Foot traffic circulation is the movement of people within an area. It was vital if the path leading to the stunning skyline view was clear since our focal point was the large window at the end of the room. It was the round dining table centered in the room that made this space so unique. The large sectional (left wall) and opposite console table (right wall) were therefore balanced, and the table was able to circulate from either side. In the event of a large rectangular dining table being used, the walking path would be constrained to only one side because the end tables would cut off the left side.

 

4. Small space, big art

 

In smaller spaces, we recommend avoiding bold/busy patterned furniture. However, going big with artwork is absolutely fine! Our living room example highlighted the ceiling with a tall, modern canvas that brings the eye upward as well as adding colorful pops of color.

 

By using artwork to balance the bed, the dresser, and the reading chair, we achieved balance in the master bedroom. Through four different pieces of art with similar neutral colors (black, white, and gold), we avoid obscuring the natural light that floods the writing desk area.

 

5. Does mirrors matter?

 

The use of mirrors is one trick for illusionizing space. Reflection from mirrors, on the other hand, will expand a room. At the downtown project, our team brought a black metal mirror, but we decided not to use it. This was due to the fact that it was purely decorative and did not reflect anything meaningful. Make sure mirrors reflect something pleasing whenever you use them. It should not be a reflection of a messy corner, something dirty (a laundry basket overflowing for example) or a blank wall. You can use any reflective surface to create a powerful design if you use it intentionally.

 

You don't have to worry about the small space

 

While 2021 may not be a "normal" year, it doesn't mean downsizing shouldn't rise to the top of our minds.
